Scheduled roof coverage (also known as a roof payment schedule endorsement) is a shift in the home insurance industry where payouts for damaged roofs are calculated on a sliding scale based on the roof’s age and material, rather than paying a flat Replacement Cost Value (RCV).
Why the Industry is Shifting
- Surging Claims & Severe Weather: Convective storms, hail, and high winds have driven up storm-related losses into the tens of billions of dollars, with carriers paying out more in claims than they collect in premiums.
- Inflation: Cumulative inflation has spiked the cost of labor, lumber, and roofing materials significantly since 2019.
- Federal Policy Support: In March 2026, the Federal Housing Finance Agency (FHFA) allowed government-sponsored enterprises Fannie Mae and Freddie Mac to accept Actual Cash Value (ACV) and scheduled roof coverage on single-family home mortgages and renewals.
- How Scheduled Roof Coverage Works
Instead of covering 100% of a new roof (minus a deductible) regardless of age, insurers apply a depreciation or sliding-scale payout percentage once a roof passes specific age thresholds:
- 0–5 Years: 95% – 100% of replacement cost covered
- 6–10 Years: 75% – 90% covered
- 11–15 Years: 50% – 70% covered
- 16–20 Years: 25% – 55% covered
- 21+ Years: 20% – 40% (or dropped to strict ACV/denied)
Maintenance Is Not Optional
Insurance is designed to cover sudden and accidental damage to a roof versus long-term neglect. Homeowners should:
- Keep gutters clear of debris
- Trim overhanging branches
- Remove limbs that contact or overhang the roof
- Address missing or damaged shingles promptly
If your roof is 10 years or older, a licensed roof inspection is strongly recommended. Inspections are especially important following major wind or hail events.
Buying a Home? Ask About the Roof
Before closing:
- Confirm the age of the roof
- Ask for documentation of replacement
- Determine the material type
- Consider ordering a roof inspection
- What It Means for Homeowners
- Lower Premiums: Opting for a scheduled or ACV roof endorsement can keep your baseline insurance policy cheaper.
- Higher Out-of-Pocket Costs: If an older roof is damaged by wind or hail, you will pay a massive portion of the replacement bill out of pocket after depreciation and your deductible are subtracted.
- Policy Auditing: Many carriers now automatically strip full RCV roof coverage and move properties to scheduled or ACV terms once a roof hits 10 to 15 years of age.
